Home inspection for buyers

Resale homes

We all know that buying a home is the most expensive and stressful purchase you’ll ever make.  Whether you are a first-time home buyer or you have purchased several homes, 2x4 Home Inspection Services maintains standards in this changing industry. Trust a professional home inspection service to give you an unbiased evaluation of the home that you are considering. While our primary focus is unveiling any safety concerns or major deficiencies, we will outline the life expectancies of the systems and components of the home minimizing any costly surprises down the road and give you the information you need to make this important decision.

You only have to experience purchasing a home without a home inspector once to realize how important it is to know what you’re buying. The old adage ‘buyer beware’ has never been more important than now with new technologies being introduced in home maintenance, heating, air conditioning, electrical and more.

Don’t fall into the ‘money-pit’ of home ownership with unexpected and sometimes costly home repairs. We scour and report on roofing, exterior, structure, electrical, heating, cooling, insulation, plumbing and interior walls and more.

The benefits of a pre-purchase home inspection:

  • you will know about any repairs or upgrades needed before you sign
  • know now – before you purchase and move in – and reduce the number of costly surprises down the road
  • we can provide you with maintenance, renovation and improvement recommendations
  • If you are considering a resale home – reduce your risk of identifying conditions that may influence your purchase decision. Remember, a used home is much like a used car and unless you know for certain the home has been meticulously looked after and upgraded – repair costs and safety issues could be just down the road.
  • If you are considering the purchase of a brand new home – you may be surprised to know that you still need a home inspection to make sure the builder is using the best materials, workmanship and is fulfilling your expectations.

2x4 Home Inspection Services will provide you with a detailed report outlining our findings. We encourage the prospective home purchaser to make themselves available to meet with the inspector to review their findings.

New homes

Newly built homes need a home inspection – perhaps even more than a resale home. Any problems or issues may not be apparent to the untrained eye in a newly built home – and – as a new home owner you have recourse with your builder 3 times during the first 2 years of ownership.

Your builder will walk you through your new home during a PDI (Pre Delivery Inspection) but you should have your own home inspector take a look at your home on your behalf. We may find deficiencies that have been missed by the builder’s inspectors and under the New Home Warranty Program – the builder will bear the expense of having these blemishes repaired.

2x4 Home Inspection Services will provide you with a detailed report outlining our findings. We encourage the prospective home purchaser to make themselves available to meet with the inspector to review their findings.
